What is a vacation rental?

A vacation rental is a furnished home or condo rented to travelers on a short term basis. Oftentimes vacation rentals are a great and affordable alternative to hotels for family vacations, reunions and group travel.  Travelers repeatedly tell us our vacation rentals offer better value for location, and more amenities than hotel suites.

Is my property in an approved vacation rental area?

San Luis Obispo County (SLO Co.) and cities within SLO County have identified areas that are approved vacation rentals zones.  Before purchasing a possible vacation rental home or establishing your property as a vacation rental, first speak with the SLO Co. Planning Department.  If your property is not in a recognized vacation rental zone, it is possible to obtain a Special Use Permit through SLO Co.

Can I use my vacation home?

Absolutely!  Through our OwnerWeb portal owner’s can easily reserve their home for personal use and instantly view the reservation calendar.

What is Seven Sisters Vacation Rentals’ management fee?

Seven Sisters Vacation Rentals management fee is 18%.  Our duties include:  facilitating startup (licensing, web placement, supply stocking); handling traveler inquiries; coordinating housekeeping and maintenance; restocking supplies; and attending to guest needs during their stay.

What fees are collected from a renter?

Fees collected from a traveler include: vacation rental amount, housekeeping/laundry fee, Property Damage Insurance (PDP) fee, County/City Transient Occupancy Tax fee (TOT),  refundable security deposit, and a transaction fee.

Will Seven Sisters Vacation Rentals collect and pay the transient occupancy tax?

Vacation rentals less than 28 days in duration are required to collect a Transient Occupancy Tax (TOT).  The rate is based upon property location (for example, Avila Beach  is 11% - 9% to SLO County, plus 2% to City of Avila Beach).  We collect and disburse TOT fees each month for your vacation rentals.

Who pays for credit card processing fees?

The traveler pays credit card fees for their reservation. Our property owners pay no credit card processing fees associated with a renter’s stay!

What are the start-up and ongoing costs of using my vacation home as a rental?

  • The first step is to have city and SLO County licensing in order.  At your request, we will handle these filings.  The initial business license and vacation rental license is typically less than $120.00, depending on the city where your property is located.  Thereafter, there is an annual vacation business license renewal fee.

  • The most important accessories that should never be overlooked at a vacation rental are the linens.  Additional linens and supplies may be needed at your vacation home.  The goal is to give travelers a consistently comfortable experience!  We recommend three full sets of linens, plus an inventory of paper goods, soaps, shampoos and conditioners.  We will restock supplies when needed.  There is no up-charge on supplies!  You pay exactly what we pay from our resources.

  • Select one or several online vacation rental marketplace(s) to advertise your vacation property. Web marketplaces like HomeAway, VRBO, and FlipKey are examples of online vacation rental marketplaces that drive 80% of booking revenue.  Seven Sisters Vacation Rentals booking system seamlessly works with over 22 different rental marketplaces letting our homeowner choose the best marketplace for their property and advertising budget. Depending on the marketplace and subscription level chosen, the cost ranges from $400-$1000 for annual subscriptions, or pay-per-booking commission bookings are available with several marketplaces.  Annual subscriptions and pay-per-booking commission is paid by the homeowner. There is no cost to display your vacation home on Seven Sisters Vacation Rentals website.

  • Web visitors need to experience your vacation home almost instantly.  We will arrange for a professional photographer to photograph your beautiful home.  Professional photography ranges from $100-$200 for several key digital images.

  • Lets go keyless!  Keyless locks deliver keyless, “always locked”, and “never locked-out“ security.  Installation of a keyless entry is about $250, depending on the lockset and installation.  Keyless is a Seven Sisters Vacation Rentals standard.

When will I receive my owner payout? 

Monthly owner statements and payouts are available by the 10th of the month.  Through our OwnerWeb portal, owners have access to current and past monthly statements, including a future booking forecast.

How is my vacation rental protected?

While no one expects to damage a rental property, accidents do happen.  In addition to the refundable security deposit, each guest is required to purchase Property Damage Protection (PDP).  PDP is a insurance product from Customized Service Administrators (CSA), and is an insurance product that allows travelers to protect themselves from additional expenses should damage occur to a rental property during their stay.  Once purchased, travelers are protected for up to a maximum of $5,000 against accidental damage to the rental home.  Depending on your property size and contents, property damage policies are available in $1500, $3000 or $5000 increments.  Traveler's are also offered CSA's Travel Protection Insurance.  Click here for Travel Protection and Property Damage Insurance description of coverage.

How is general maintenance needs handled?

Leave the routine maintenance worries to us.  Our maintenance team can handle most common maintenance requests otherwise a technician will be called upon.  Through OwnerWeb, homeowners have access to work order requests, history and status.  Non-emergency repairs in excess of $200.00 will be pre-approved before repair is ordered.  Of course more significant maintenance items such as roofing leaks, major decorating are the owners responsibility.
